Applicants must provide:
Valid government-issued photo identification
Social Security Number or ITIN (if available)


INCOME REQUIREMENTS
Income is evaluated relative to the applicant’s rental obligation.
Target guideline: approximately 3.0x the monthly rent obligation
Income may include:
Employment income
Self-employment income
Benefits or assistance programs
Housing vouchers (see below)


Important:
Income is considered as part of a broader evaluation and is not applied as a strict or automatic cutoff.


SOURCE OF INCOME / VOUCHERS
Pennbrook Management accepts all lawful sources of income, including housing vouchers.
For applicants utilizing a housing voucher:
Income is evaluated based on the tenant’s portion of the rent
Voucher assistance will be included as part of the applicant’s financial profile


RENTAL HISTORY
Rental history is a primary factor in the screening process.
We may evaluate:
Payment history
Lease compliance
Prior landlord references


Eviction records will be reviewed in accordance with applicable law.
Certain records (including older or non-judgment cases) may not be considered.


CREDIT HISTORY
Credit reports may be reviewed as part of the application process.
Evaluation may include:
Payment history
Debt obligations
Housing-related collections


Credit history is considered as one factor among many and is not used as the sole basis for denial.


CRIMINAL BACKGROUND SCREENING
Criminal background checks, if conducted, will occur after conditional approval.
Any evaluation will consider:
Nature and severity of the offense
Recency
Relevance to housing or resident safety


No automatic disqualifications are applied.


APPLICATION FEES
Application fees, if charged, are limited to the actual cost of screening and comply with local regulations.


APPLICATION REVIEW PROCESS
All applicants are evaluated using consistent criteria.
Possible outcomes:
Approval
Conditional approval
Denial (with explanation)


If an application is denied:
The applicant will receive a written explanation
If applicable, an adverse action notice will be provided


Applicants may have an opportunity to provide additional information for reconsideration.
